Estimate of additional charges by other parties

When buying a property, your bank or lender might require you to provide:

  • Combined building and pest report: $495.00 (or arrange your own reports)
  • Council Building Certificate: appr. $225.00
  • Property survey: appr. $500.00
  • Strata report (if buying a Strata Unit): appr. $320.00
  • Property enquiries: depending on requirements appr. $250.00 – $500.00.

We’ll explain all the various enquiries so you can decide which ones are appropriate for your property. Stamp Duty (a State Government tax), which is usually the greatest cost associated with your purchase, is payable on the contract.

The amount payable depends on the purchase price of the property. Some first home buyers may be exempt from Stamp Duty or entitled to a discount, and our experts will be happy to advise you on any of these issues.

You’ll very likely have to pay for other costs associated with the sale of a property. To help with your budgeting, we can give you estimates of these charges by other parties. For instance , it’s a legal requirement that any person undertaking the sale of a residential property must prepare a proposed contract, and have it available for intending buyers to look at. This contract must include:

  • Council s149(2) Certificate: $53.00
  • Sewer Diagram: $25
  • Titles Searches: approx. $100.00
